10 branded residences for effortless luxury living

A branded residence is a residential development that’s partnered with a high-end brand — usually a hotel group, though leading car, jewellery and fashion labels have also entered the sector.

Design-led and extremely secure, these homes are generally sold at a premium compared with prime non-branded homes, but come with the amenities and standard of service you’d expect from the best hotels while benefitting from well-managed rental programmes.

Research by Knight Frank has revealed that nearly 40% of current or planned projects are in North America, while Asia-Pacific accounts for 20% and a further 13% are in Europe. Here’s our pick of the best.

1.The Sail, Melaka, Malaysia, from £120,000

Reaching 325 metres into the sky at its apex, this flagship scheme by Sheng Tai International is set to be taller than the Burj Al Arab in Dubai and as high as the Eiffel Tower.

Its nine linked towers resemble a majestic ship’s fleet and include South East Asia's first Karl Lagerfeld Hotel Tower and branded residences. As well as use of the six-star hotel, purchasers of the one, two and three-bedroom apartments can look forward to a 7% rental yield and an estimated 44% return on investment over a 12-year period, with the opportunity to enter a buy back scheme. 2. Viceroy Residences at Ombria, Algarve, Portugal, from €781,200 (£659,000)

3. Six Senses Antognolla, Umbria, Italy, from €1.408m (£1.186m)

A new resort, operated by Six Senses, is being created within an ancient 1,300 acre estate deep in the green heart of Italy.

When complete it will feature a renovated 12th century castle, a wellness centre, an 18-hole championship golf course, hotel suites and one- to four-bedroom residences, a mix of of apartments and villas. Get in touch with Antognolla.com.

4. SLS Madrid Infantas Residences, Madrid, Spain, from €1.52m (£1.282m)

The hotel brand’s first standalone residences in Europe consists of 33 one-, two- and three-bedroom apartments and penthouses in a converted neo-Baroque 1920s building, due to be finished early in 2026.

Its hub is the SLS Social House, which includes dining and board rooms, a pantry, library, wine cellar and tasting room.

There’s also a screening room, fitness studio, indoor pool and Jacuzzi plus a rooftop garden with a swimming pool.

If these aren’t enough, residents can make use of on-demand lifestyle services such as a Glam Squad, personal stylist and private jeweller. Via Savills and Knight Frank.

5. The Lucan, Chelsea, London SW3, from £1,831,500

Set to complete later this year, this development is inspired by the neighbourhood’s Victorian and Edwardian architecture and comprises 31 one-, two- and three-bedroom apartments.

As you’d expect from the first standalone Autograph Collection branded residences managed by Marriott International, the amenities are rather impressive. They include a 24/7 in-house concierge called The Luminary, valet parking, a state-of-the-art gym, steam room and showers and everything from a butler to a florist — is available on demand. 6. Pendry Residences Barbados, $2.5m (£1.947m)

These one- to four-bedroom turnkey apartments boast serious style credentials as they’re individually designed and curated by Italian fashion maestros Domenico Dolce and Stefano Gabbana.

Spread over eight floors in the city’s tallest tower (opening in 2028 and shared with a hotel), they enjoy views over Atlantic Ocean, Biscayne Bay, Downtown and Miami Beach and amenities focused on dining, entertaining, sport, leisure and wellness.

Around $1bn is being invested in bringing a new hotel and 28 private residences to this historic mountain town.

They’ll feature expansive private terraces, fireplaces, natural stone and wood finishes, and oxygenation systems to combat Telluride's high altitude.

10. The OWO Residences by Raffles, Westminster, London SW1, from £4m

You might recognise the Old War Office from its appearances in the Crown and James Bond films. Now this Grade II* listed building has been transformed into a 125-room Raffles hotel and 85 residences, from studios to five-bedroom apartments.

The residences incorporate large windows, loft ceilings and period details.
